What does Totnes Residential actually do for a block of flats?
We manage the day-to-day running of leasehold blocks: service charge budgets, maintenance, insurance, safety checks and communication with leaseholders. The freeholder or residents' company keeps control; we handle the work.
Do you only look after blocks in Totnes itself?
Totnes is our home base and most of our blocks sit in and around the town. If you are a little further out in South Devon, get in touch and we will tell you honestly whether we can help.
Can you take over from another managing agent mid-year?
Yes. We handle the handover of records, accounts and contracts, and we will talk you through the notice period your current agreement requires. It usually takes a few weeks from instruction.
How do you set the service charge each year?
We build a budget from actual costs, share it with leaseholders before the year starts, and keep a clear record of what is spent. Any surplus stays with the block, not with us.
Who do leaseholders contact about a repair or a problem?
They contact us directly by phone or email, and we log every request. For anything urgent we have a process for out-of-hours issues, explained in the welcome pack.
What do you need from us to give a quote?
The block address, number of units, current service charge figure and a copy of the lease if you have it. That is enough for us to give you a clear, written proposal.
